Venezia Diciassette
Beautifully designed, small 2 bedroom apartment in fantastic location.
Venice Apartment 4
The apartment is a unique example of Architectural and Interior Design located literally opposite to the Peggy Guggenheim Collection, between the Zattere waterfront, the Accademia Bridge and the monumental Basilica della Salute, as a matter of fact in the most prestigious part of the Dorsoduro District.
In the surroundings you can find Punta della Dogana and the François Pinault Foundation, the Accademia Galleries and other world famous landmarks. Many Venice connoisseurs and influential artists bought their houses here as it is a picturesque, culturally interesting and quiet area of Venice.
The house is a very bright first floor apartment facing on a lovely Canal, newly restored with high-end materials and techniques, completely tailor made with the excellent style of the caring landlord who loves to spend time here on his holidays in Venice. The privileged guests will find an immaculate apartment, therefore they are kindly requested to take great care of it.
It is composed of a generous size living room equipped with a comfortable sofa, some Danish design chairs from mid-20th century and a rustic table for four people, a stunning and very functional designer kitchen, a cozy double bedroom with walk-in wardrobe and en-suite bathroom, a second small bedroom accessible from the mezzanine in the living room and a second bathroom with shower. Please note that the smaller bedroom is reached through a staircase, has 1,5 meter high ceilings and is open on the mezzanine (there isn’t a door).
The smart lay-out of the apartment has been studied to optimize the use of the 60 square meters available: especially the mezzanine made with steel, wood and glass is a great idea to create a cozy relaxing area and most importantly to give access to the second smaller bedroom located above the living room. The style of the furniture is decidedly industrial-vintage and modern-Scandinavian. The clever use of neutral bright colors on parquet flooring, antique brick walls and wooden beamed ceilings in combination with colorful and playful interior details results in a very pleasant environment, appealing especially to contemporary art lovers.
A special mention goes to the luxury bathrooms: the extra-large tiles give the feeling of a continuous surface interrupted only by elegant vanities and natural wood used for the counter tops, while the large mirrors reflect the minimal glass wall of the showers.
The amenities of this house include air conditioning in every room, Wi-Fi internet connection, washing machine, dishwasher, electric stoves, fridge with freezer, microwave, kettle, coffee maker and all other basic electrical appliances.
The apartment is perfect for a couple, but for short stays it is also suitable for up to 4 people, keeping in mind the limits of the second bedroom. It may not be suitable for families with small children, a the delicacy of the furniture and the open staircase without railing may create some problems. In summary it is a stylish and easy living sort of apartment with a welcoming atmosphere and a great Canal view!`
The Rental Fee is inclusive of sheets, towels and final cleaning.

Recommended Local Restaurants
Venice requires a little more research into your restaurant choices than most Italian cities, due to the mass tourism, but good food is available, in some cases very good, but usually not at bargain prices. In any case, you can't go wrong at any of our suggestions below:
Steps from the apartment:
Ai Gondolieri-fondamenta de l'Ospedaleto 366, Dorsoduro P. +390415286396 www.aigondolieri.it As the Zagat restaurant guide states, "A meat-lover's respite in a city of seafood" Fish is not forgotten, though. Well regarded restaurant with a quite refinded atmosphere, with a lot of wood panelling. Quite imaginative menu. Closed Tuesdays. Upper moderate pricing.
Ai Artisti -Fondamenta della Toletta 1169A. P. 041-5238944. Great family owned osteria/enoteca. Moderate prices.
Alle Testiere -Calle del Mondo Novo 5801. P. 041-5227220. www.osterialletestiere.it/Testiere/Welcome.html A refined "bacaro", which has wooden tables, simple facilities and nice informal atmosphere; only fish dishes, well prepared and imaginative. Only seats about 25, so be sure to reserve. Upper moderate prices.
Le Bistrot de Venise -4685 Calle dei Fabbri P. 041-5236651. www.bistrotdevenise.com Primarily Venetian food and specializing in historical recipies from the 14th to 18th century. Upper moderate to expensive.
Il Ridotto - Castello 4509, 30122 Venice P. 041 5208280 www.ilridotto.com/02_homepage_ENG.htm One Michelin Star. This gourmet restaurant is housed in a simple, minimalist dining room and is a far cry from the usual tourist clichés. It focuses all its attention on the quality of its cuisine and serves reinterpretations of classic Venetian dishes with an emphasis on fish. Expensive
La Caravella -Calle Larga Via XXII Marzo 2397 P. 041 520 8901 www.restaurantlacaravella.com Very near to St. Mark's square
L'Osteria di Santa Marina- Campo Santa Marina 5911, Venice, Italy (Castello) P. 041-528-5239 www.osteriadisantamarina.com This classy inn is managed by young professionals who serve seafood and traditional dishes, but they also offer some interesting culinary innovations. Upper moderate to Expensive.
Ristorante Quadri - Piazza San Marco 121 P. 041 528 9299 www.alajmo.it Above Quadri Cafe in St Mark's Square. One Michelin star. Now run by the Alajmo family - renowned restaurant owners from Padua(earned three Michelin stars there) - the Quadri is one of Venice's 'gastronomic monuments'. It is housed in one of the most photographed palazzi in the city and adorned with stucco decor, Murano glass and fine fabrics. Beautifully presented, creative cuisine made from the best quality ingredients. Modern interpretations of Venetian classics. Almost perfect service. This is one of Venice's best. Get dressed up and go for the great food, atmosphere and experience, but beware if you're on a budget. The cafe downstairs, though touristy, now serves probably the best coctails in Venice. Very expensive, but if you plan in advance, you can reserve to have one of their tasting menus for lunch, at half price, by visiting their web page.
Anice Stellato-fondamenta della Sensa 3272, Cannaregio 3272 P. 041 720744 www.osterianicestellato.com Delicious fried fish and vegetables, as well as other tasty seafood specialities are served in this restaurant, which is slightly off the beaten track and always full of Venetians. The wine bottles on display add to the attractive and informal ambience. Moderate prices
Antiche Carampane - San Polo, 1911. T. 041-5240165 www.antichecarampane.com A typical trattoria in business for over a century, with a friendly, convivial atmosphere and a menu announced at your table. This restaurant has seen an increase in quality over recent years, while still remaining faithful to the same Venetian fish dishes, including the house speciality, spaghetti in cassopipa (spaghetti in a spicy shellfish sauce). Upper Moderate.
Ristorante al Covo - Castello 3968 P. 041 5223812 www.ristorantealcovo.com Great seafood, close to St Marks. Some outside tables. Expensive
Vecio Fritolin-Calle della Regina 2262 Sestiere Santa Croce, 30135 Tel. 041 5222881 www.veciofritolin.it Creative seafood preparations. They also keep up the tradition of offering "scartosso di pesse", a paper cone full of hot, freshly fried fish. For only 10 Euro to go. Restaurant in the expensive range.
Corta Sconta-Calle del Pestrin Castello, 3886 Tel. 041 522 7024 www.cortescontavenezia.it In most Venetians short list of top restaurants. Try the house antipasto, just a huge amount of extaordinary food. Expensive

Locanda Cipriani-Piazza Santa Fosca 29 30142 Torcello, Venezia Italy P. 041 730150 Great little country reataurant on the Venetian island of Torcello. It makes a great lunch excursion to visit Torcello, followed by a leisurely lunch here. Upper moderate to expensive.
Met Restaurant-Riva degli Schiavoni 4149 30122 Venice P. 041 5240034 www.metrestaurantvenice.com. One Michelin Star. At the Hotel Metropole. Very creative cuisine, based on Venetian traditions, served, in fair weather in the hotels beautiful garden. Very Expensive
Venissa-Fondamenta Santa Caterina 3, 30142 Isola di Mazzorbo P. 041 52 72 281 http://venissa.it/en/ristorante/#prenotazioni. This, plainly, is a very special place, located on the island of Mazzorbo. It is on the vapporetto line, the stop before Burano. Here vines are grown and wine produced, as well as vegetables. A piece of rural life, right in Venice. The restaurant usses many of the ingredients produced here and is just excellent. It has, indeed, earned one Michelin star. Not to be missed. Expensive.
Antica Osteria Cera-via Marghera 24 30010 Lughetto P. 0415185009 www.osteriacera.it/cantina.asp 2 Michelin stars. Located 11 miles from central Venice, on the mainland. Wonderfully and simply prepared seafood. This is about as good as sefaood gets. Expensive at dinner, but almost moderate at lunch.
