Offering 13,000 square feet of outdoor space, Villa Viviana is well suited to family celebrations, al fresco meals, and special events. Linked by stone steps, Villa Viviana’s gardens are located on four different levels, and planted with geraniums, cactuses, and olive and citrus trees. The upper terrace, where the swimming pool and outdoor shower are located, offers spectacular panoramic views. On the lower levels outdoor amenities include a ceramic-topped dining table, a dozen wooden lounge chairs, hammocks, and seating areas.

Villa Viviana is beautifully furnished with antique wooden furniture and paintings, including the world's largest private collection of artworks by the German painter, Karl Wilhelm Diefenbach, the late 19th century artist to whom a museum has been dedicated in Capri's Charterhouse of San Giacomo. Overlooking the garden, the living room is comfortably furnished with a glass-topped table, two sofas, and a fireplace, and opens onto a dining room with seating for eight. The kitchen is equipped with modern amenities including a dishwasher; a laundry room and powder room are also located on the main level.

Upstairs, the villa’s five bedrooms are situated on the same floor, each with marble en-suite facilities. The sea-view master bedroom has a fireplace, separate closet space, and access to a small terrace with a built-in stone bench through its French doors. There are three more double bedrooms, two with sea views, and a fifth bedroom with a single bed. One of the double bedrooms can be set up as a twin bedroom upon request. A sixth bathroom located in the hall, as well as a full second kitchen.

While private and secluded, Villa Viviana is located only a 15 minute walk from Capri’s main square, or Piazzetta, and its restaurants and attractions. Like many of the homes on Capri, Villa Viviana can only be reached on foot – porter service is recommended for your arrival and can be arranged through your Concierge. A small walkway leads from Capri’s main square, through the island’s historic town center, to the foot of the property. From there 92 steps take your to the main gate, where you can take advantage of the private lift or walk up the remaining 72 steps to your private hillside perch and its stunning views.

This magnificent villa is located a 10-15 minute walk from the Piazzetta (main square) and the center of Capri. Fantastic, panoramic views over the entire town and the Bay of Marina Piccola can be enjoyed from any point along the property. Villa Viviana is reached by following a small, pedestrian walkway leading from the main square, though the historical center of Capri. From the pedestrian walkway, once you reach the foot of the property, there are 92 steps approximately that lead up to the main gate from where you can either take a private lift or walk up the 72 steps more. However, the panoramic views, its perfumed gardens, and the multi-level terraces and pool deck are worth the walk, as the property takes advantage of an enormous, outdoor space (approx. 130,000 square feet).
